Requires the California Law Revision Commission to deliver a study to the Legislature by December 31, 2024, examining consistent terminology for parties in residential real property rental agreements across California codes.

Study must address whether the terms "landlord" and "tenant" (including "cotenant" and "subtenant") remain useful and appropriate in residential rental code provisions.

If replacement terms are recommended, they must be reasonably concise, preserve existing legal distinctions between rental agreements and leases, and not affect usage of "landlord" and "tenant" in other real property law contexts like joint tenancies.

Study shall examine terminology used in other states' laws and analyze effects of new terminology on existing case law and contracts made under current terminology.

If the Commission determines a new statutory scheme is prudent and practicable, the study shall recommend a comprehensive scheme and identify California Code provisions requiring amendment for conformity.
