Beginning July 1, 2022, cities and counties must inspect buildings within a reasonable timeframe when tenants, residents, or their agents file complaints about substandard conditions or lead hazards under the State Housing Law.

Building owners or operators must be notified of violations and required corrective actions, with scheduled reinspections to verify compliance.

Cities and counties must provide free certified copies of inspection reports and citations to complaining tenants and all potentially affected occupants.

Property owners cannot be charged inspection fees unless the inspection reveals material lead hazard violations or declares the property substandard.

Inspections cannot be conditioned on tenant demands to owners, rent payment status, rental agreement compliance, or ongoing legal disputes between tenants and owners.
