Prohibits real estate brokers from entering into contracts granting an agent exclusive right to list or sell property for more than one year.

Limits damages or compensation collected from consumers for breach of contracts exceeding the one-year maximum to only the compensation provided to entice them into the contract.

Exempts violations of the one-year maximum from criminal penalties under Section 10185.

Prohibits presenting documents related to exclusive listing or selling rights for recording with a county recorder that do not comply with the one-year limit.

Subjects violators of the recording prohibition to civil penalties up to $1,000 per violation, with collected penalties deposited into the Consumer Recovery Account within the Real Estate Fund.
