Maximum duration for exclusive listing agreements on single-family residential property is 24 months from the date the agreement is made, with exemptions for agreements between brokers and corporations, LLCs, or partnerships.

Renewals of exclusive listing agreements cannot exceed 12 months, must be in writing, and must be dated and signed by all parties; automatic renewals are prohibited.

Unlawful to present, attempt to record, or file exclusive listing agreements or related memoranda or notices with a county recorder.

Agreements made or recorded in violation of these provisions are void and unenforceable; homeowners may retain any consideration received under such agreements.

Violations constitute violations under the Consumers Legal Remedies Act and, for licensed real estate professionals, constitute violations of their licensing law.
