Changes the notice requirement threshold for commercial real property leases from 270 days to 271 days after the effective date of a local enactment establishing lease termination notice requirements.

Applies to public entities that establish notice requirements for lease termination due to expiration of the lease term through statute, charter amendment, or ordinance.

Exempts leases expiring within 271 days of the enactment's effective date from the notice requirement provisions.

Preserves existing provisions regarding negotiation notices, impasse notices, bad faith remedies, and tenant eligibility requirements for lease-related actions.
