Requires sellers of single-family residential properties to deliver a disclosure statement to prospective buyers regarding electrical systems on or after January 1, 2026.

Electrical disclosure must advise buyers to obtain a qualified professional inspection of electrical systems including main service panels, subpanels, and wiring, and warn of fire risks and insurance difficulties.

Electrical disclosure does not apply to buildings sold within three years of receiving a certificate of occupancy.

Requires sellers to disclose in writing the existence of any state or local requirements or restrictions relating to future replacement of gas-powered appliances being transferred with the property, to the extent the seller is aware of such requirements.
