State Fire Marshal must designate a "wildfire mitigation area" by regulation, replacing the previous system of fire hazard severity zones, based on fuel loading, slope, fire weather, overall fire hazard severity, and other relevant factors.

Upon adoption of wildfire mitigation area regulations, existing requirements for local agencies to designate fire hazard severity zones and post notices are repealed.

Defensible space requirements of 100 feet from structures with more intense fuel reductions between 5-30 feet apply to properties in the wildfire mitigation area and very high fire hazard areas not in state responsibility areas.

State Fire Marshal must adopt regulations implementing minimum fire safety standards for buildings in the wildfire mitigation area, including road standards, signage, water supply reserves, and fuel breaks/greenbelts.

Real property sellers in the wildfire mitigation area must provide buyers with fire hazard disclosures and documentation of defensible space compliance, similar to existing requirements for high/very high fire hazard zones.
