• Guarantees unit owners and their authorized agents the right to examine and copy all association records, subject to a 10-day advance written request and reasonable copying fees based on production costs.

• Prohibits associations from conditioning record production on a statement of proper purpose by the requesting owner.

• Restricts membership lists from being used for commercial purposes, solicitation unrelated to association elections, or sold without executive board consent.

• Allows associations to withhold records for attorney-client communications, executive session records, ongoing contract negotiations, architectural drawings, and personal information such as social security numbers, bank account information, and medical records relating to specific individuals.
