Amends Colorado Revised Statutes section 38-34-105 to clarify that real property title vests automatically in a grantee entity when the entity is formed, without requiring additional conveyance instruments.

Expands the statute's application beyond corporations to all entity types by incorporating definitions of "entity" and "formed" from sections 7-90-102(20) and 7-90-102(29.5), C.R.S.

Maintains existing presumption for deeds executed prior to March 28, 1927, that title vested in incorporators in trust for the grantee unless a written explanation was filed within one year.

Takes effect 90 days after final adjournment of the 2015 legislative session (August 5, 2015) or upon voter approval in November 2016 if a referendum petition is filed.

Applies to all deeds delivered on or after the effective date.
