HB 16-1461 Summary

• Increases notice period for terminating tenancies of one month or longer but less than one year from 7 days to 28 days for either party
• Requires landlords to provide 28 days' notice before increasing rent in tenancies of one month or longer but less than one year where no written agreement exists
• Repeals the separate 7-day notice requirement that previously applied to tenancies of one month to six months
• Takes effect August 10, 2016, unless a referendum petition is filed, in which case it requires voter approval at the November 2016 general election
