Landlords must provide each tenant with a copy of any written rental agreement signed by both parties no later than 7 days after the tenant signs.

Landlords may provide rental agreements and receipts electronically unless the tenant requests a paper copy.

Landlords must provide tenants with a receipt contemporaneously when receiving cash or money order payments in person, showing the amount paid and payment date.

For non-in-person payments not made with cash or money order, landlords must provide a receipt upon tenant request unless an existing procedure already provides a payment record.

The act takes effect August 9, 2017, unless subject to a referendum petition, in which case it requires voter approval at the November 2018 general election.
