Requires written disclosure of all fees, commissions, or charges paid or owed to each broker at or before closing of a real estate transaction, either in the contract or in a contemporaneous document provided to all parties.

Mandates separate statement of each party's responsibility when broker compensation is allocated between or among transaction parties.

Requires brokers to disclose their fee or fee calculation basis in all marketing materials and advertisements for specific properties, including print, broadcast, and online multiple listing services.

Authorizes the Colorado Real Estate Commission to adopt rules and forms to implement the disclosure requirements.

Effective for real estate transactions closed on or after August 9, 2017, unless subject to referendum petition requiring voter approval in November 2018.
