Home warranty service contracts issued or renewed on or after July 1, 2024, must allow homeowners to replace gas-fueled appliances (furnaces, HVAC systems, boilers, water heaters, ovens, stoves, dryers) with electric alternatives.

Homeowners may be required to pay additional costs for electric replacements, but the surcharge cannot exceed the difference between the retail cost of the electric appliance and the retail cost of a comparable gas-fueled appliance, excluding installation fees.

For furnaces, HVAC systems, boilers, and water heaters, contracts must specifically allow replacement with heat pump-based systems.

For gas stoves, contracts must allow replacement with either an electric stove or induction stove at the homeowner's discretion.

The act applies to home warranty service contracts executed or renewed on or after July 1, 2024, and takes effect 90 days after final adjournment of the general assembly unless subject to a referendum petition.
