Prohibits broker engagement contracts for residential premises from purporting to be covenants running with the land or binding future property owners.

Prohibits assignment of service rights without notice and written agreement from the property owner.

Declares void and unenforceable any provisions that purport to create recordable liens, encumbrances, or real property security interests.

Designates violation of these prohibitions as an unfair or deceptive trade practice under Colorado law.

Applies to broker engagement contracts executed or renewed on or after the effective date, excluding home warranties, insurance contracts, property management agreements, and certain other specified agreements.
