Prohibits mortgagees and their agents, employees, or representatives from entering residential real property (one-to-four-family dwellings) without permission from the owner, occupant, or mortgagor, or a court order from the superior court.

Voids property preservation clauses in mortgages that would otherwise permit mortgagees to secure, preserve, or protect the property through unauthorized entry onto the residential real property.

Bans mortgagees from requiring mortgagors to agree, as a condition of obtaining a loan, that the mortgagee has the right to enter the property without permission or a court order.

Applies to mortgages that are first in priority and secured by loans made primarily for personal, family, or household purposes in Connecticut.

Effective date: October 1, 2019.
