Commissioner of Energy and Environmental Protection shall lease approximately 8.4 acres of state land in Milford to Connecticut Audubon Society for $1 for a 25-year period, with option for further extension at the commissioner's discretion.

Land identified as parcel described in lease agreement dated October 10, 1986, recorded in Book 1524 at Page 167 of Milford Land Records, and lease subject to State Properties Review Board approval.

Connecticut Audubon Society must use parcel for open space purposes with public access as determined by the Commissioner; parcel reverts to state if Society fails to use it for these purposes or subleases all or any portion.

State Properties Review Board must complete review of lease and any extension within 30 days of receiving proposed agreement from Department of Energy and Environmental Protection.

Commissioner of Energy and Environmental Protection retains care and control of land and sole responsibility for all incidents of the lease.
