Board of Regents for Higher Education shall convey approximately 20.0313 acres of state land in North Haven (Lot 043 on Assessor's Map 075) to Area Cooperative Educational Services at cost equal to administrative expenses, subject to State Properties Review Board approval.

Area Cooperative Educational Services must use the parcel for a magnet school or other educational purposes, and the land reverts to Connecticut if the organization fails to use it for these purposes, fails to retain full ownership, or leases any portion.

Board of Regents retains an easement for an automotive program on the parcel until the program relocates, with Board of Regents and Area Cooperative Educational Services required to enter into an agreement governing program operations during the transition.

The town of North Haven receives an easement on the parcel for recreational purposes.

State Properties Review Board must complete its review within 30 days of receiving the proposed conveyance agreement; State Treasurer executes the deed with provisions carrying out the land use requirements.
