Gas and electric distribution companies must notify property owners of nonresidential rental properties (not exceeding 12,000 square feet) by United States mail at least 72 hours before terminating service billed to a tenant.

Property owners may request reinstatement of service by reverting it to their name at any time after termination, with the owner responsible for keeping the account current going forward.

Requests for notification must be submitted in writing using a form prescribed by the Public Utilities Regulatory Authority, including owner certification and mailing address.

Utility companies cannot disclose to property owners the reason for service terminations to their properties.

Property owners are not required to pay any outstanding account balances or arrearages owed by tenants before service was terminated.
