Commissioner of Transportation shall convey approximately 0.3 acre parcel at 488 Tunxis Hill Road in Fairfield to the town at cost equal to administrative expenses, subject to State Properties Review Board approval.

Town of Fairfield must use, lease, or sell the parcel for public works garage, economic development, housing, or community nonprofit charitable services by June 30, 2028, or the parcel reverts to the state.

If the town sells the parcel, it must be sold at fair market value determined by average appraisals of two independent appraisers selected by the commissioner, with appraisals completed within six months of conveyance.

Net proceeds from any sale by the town after closing costs shall be transferred to the State Treasurer for deposit in the Special Transportation Fund.

State Properties Review Board must complete its review within 30 days of receiving a proposed agreement from the Department of Transportation, with the State Treasurer executing the conveyance deed.
