Amend § 5106 to clarify that landlords must provide 60 days' written notice to terminate rental agreements (other than month-to-month), subject to § 5512 provisions for single room rentals.

Amend § 5512 to require landlords to provide 15 days' written notice before terminating a single room rental agreement for reasons other than material violation of regulations.

Allow immediate termination without notice only when a tenant materially violates a regulation that was provided at the time of contract or lease.

Apply the 15-day notice requirement to buildings that are the landlord's primary residence with no more than 3 rented rooms and no more than 3 total tenants.

Ensure single room tenants have adequate time to find alternative housing before lease termination while allowing landlords expedited removal for regulatory violations.
