Amends § 5106 of Delaware Code to subject landlord termination of rental agreements to the provisions of § 5512, requiring 60 days' written notice prior to expiration of the rental agreement term.

Modifies § 5512 to clarify that written rental agreements for single rooms may be terminated immediately upon notice for material violations of regulations provided at the time of contract or lease.

Establishes different notice periods for cases without a written lease: 15 days' written notice for breaches of the covenant of quiet enjoyment, or 30 days' written notice for any other reason.

Allows landlords to bring possession proceedings against tenants in single room rentals under these specified termination conditions.
