Increases the maximum amount tenants may deduct from rent for repair and maintenance work from $200 to $400, or 1/2 of one month's rent, whichever is less.

Applies when landlords fail to repair, maintain, or keep rental premises in sanitary condition after receiving written notice from tenants.

Maintains existing notification requirements: landlords must remedy failures within 30 days of notice or initiate corrective measures within 10 days.

Allows tenants to proceed with necessary work in a professional manner and deduct costs upon submission of receipts to the landlord.

Amendment reflects inflation adjustments since the original $200 limit was established in the 1996 Landlord Tenant Code.
