Prohibits landlords from showing, renting, or leasing dwelling units that the landlord knows or reasonably suspects have a current bed bug infestation.

Requires landlords to disclose to prospective tenants if adjacent units are currently infested with or being treated for bed bugs.

Mandates landlords acknowledge bed bug complaints within 120 hours, inspect or hire a pest management professional within 120 hours, and provide remedial services within 14 days of notification.

Establishes landlord pays full remediation costs if tenant reports infestation within 60 days of occupancy or within 30 days of discovery in an adjoining unit; after 60 days, tenant shares reasonable remediation costs except in state or local government housing.

Requires landlords to maintain written records of all complaints and control measures for 2 years and notify affected tenants of pest management professional's findings within 120 hours.
