Adds "housing status" as a protected class in Delaware's Fair Housing Act, prohibiting discrimination based on an individual's current overnight residence regardless of permanence or habitability.

Expands protections in Title 6 (Fair Housing) to prohibit discrimination in sale, rental, brokerage services, and real estate transactions based on housing status.

Amends Title 9 § 9605 to prevent recorders from filing property documents containing covenants or restrictions that limit ownership or occupancy based on housing status.

Modifies Title 25 § 5116 to prohibit landlords from refusing to rent, charging higher rent, or discriminating in rental agreements based on a tenant's housing status.

Establishes penalties for intimidation or interference with housing rights based on housing status, with fines up to $2,500 and imprisonment up to 1 year, or up to $10,000 and 10 years if bodily injury results.
