Creates a pathway for defendants in eviction actions to apply for expungement of eviction records from court filings

Courts must grant expungement if: judgment was entered 5+ years ago and monetary awards satisfied; case was dismissed or withdrawn; defendant won; parties agreed to expungement; or expungement is in the interest of justice

Once expunged, the eviction action is legally deemed never to have been filed, allowing defendants to answer housing application questions as if the eviction never occurred

Courts must remove expunged records from public databases including CourtConnect within 45 days and provide defendants with certified copies before removal

No filing fee may be charged for expungement motions, and the Act takes effect 6 months after enactment
