Creates section 501.1379, Florida Statutes, establishing the "Florida Mortgage Collection Fairness Act" to regulate mortgage collection firms in residential foreclosure proceedings.

Defines "mortgage collection firm" as attorneys or law firms representing parties filing residential mortgage foreclosure actions, or persons engaged in debt collection services for residential mortgage loans.

Prohibits mortgage collection firms from offering false evidence in foreclosure proceedings, knowingly breaching bona fide mortgage modification agreements, or retaking possession of residential property without judicial process unless the property has been abandoned for more than 30 days.

Classifies violations of these prohibitions as deceptive and unfair trade practices under the Florida Deceptive and Unfair Trade Practices Act, with violators subject to penalties, remedies, and reasonable attorney's fees and costs.

Effective July 1, 2012.
