Creates section 553.835, Florida Statutes, to limit implied warranty claims for defects in offsite improvements associated with new home construction and sales.

Defines "offsite improvement" as streets, roads, driveways, sidewalks, drainage systems, utilities, or structures not located on the home's lot, or located on the lot but not directly supporting the home's fitness and habitability.

Prohibits causes of action based on implied warranty of fitness and merchantability or habitability for damages to offsite improvements for home purchasers and homeowners' associations.

Preserves existing rights of home purchasers and homeowners' associations to pursue other causes of action for offsite improvement defects based on contract, tort, or statute, including sections 718.203 and 719.203.

Effective July 1, 2012, and applies to all cases accruing before, pending on, or filed after that date.
