CS/HB 307 Summary

• Amends section 509.032 of Florida Statutes to revise preemption authority over vacation rental regulations.

• Prohibits local governments from restricting, prohibiting, or regulating the duration or frequency of vacation rentals based solely on their classification, use, or occupancy.

• Exempts local laws, ordinances, and regulations adopted on or before June 1, 2011 from the new restrictions on vacation rental regulation.

• Allows local restrictions on vacation rentals that exclusively relate to property valuation if required to be approved by the state land planning agency pursuant to an area of critical state concern designation.

• Takes effect July 1, 2014.
