Florida Real Estate Commission must adopt rules allowing temporary, emergency broker registration if a sole broker dies or becomes unexpectedly unable to serve.

Postlicensure and initial real estate education requirements do not apply to applicants with a 4-year degree or higher in real estate from an accredited institution.

Commission may reinstate void licenses for individuals who failed to comply due to illness or economic hardship if they apply within 6 months and meet all continuing education and fee requirements.

Registered trainee appraisers and graduate students in appraising programs must work under direct supervision of a certified appraiser only (removed reference to licensed appraisers).

Appraisers must prepare and retain work files; appraisal management companies must prepare and retain order files for 5 years or per Uniform Standards of Professional Appraisal Practice, whichever is longer, with specified required contents.

Department agents may inspect appraisal management companies at all reasonable hours without limitation to pending investigations or complaints.

Removed board authority to enter written agreements with other states' licensing authorities regarding nonresident appraiser certifications.
