Requires landlords to process rental applications from servicemembers within 7 days and notify them in writing of approval or denial with reasons if denied.

Extends the same 7-day processing requirement to condominium associations, cooperative associations, and homeowners' associations for rental applications from servicemember tenants.

If a landlord or association fails to timely deny a servicemember's application, they must lease the unit to the servicemember if all other application and lease terms are met.

Prohibits waiver or modification of these requirements through party agreement under any circumstances.

Takes effect July 1, 2016.
