Limits advance rent or deposits that landlords may require from active duty servicemembers to only the first month's rent and a security deposit, provided the servicemember submits official military orders or commanding officer verification of active duty status.

Prohibits waiver or modification of the servicemember rental deposit limitation under any circumstances.

Requires condominium associations to complete processing of rental applications from servicemembers or their spouses within 7 days of submission.

Requires homeowners' associations to complete processing of rental applications from servicemembers or their spouses within 7 days of submission and mandates waiver of background check requirements if the servicemember provides proof of active duty military service.

Effective date is July 1, 2016.
