• Exempts certain property association pools (32 or fewer units/parcels, not operated as public lodging) from Department of Health regulations except water quality testing.

• Prohibits condominium associations from imposing subrogation rights against unit owners if the association's insurance policy itself does not provide such rights.

• Requires associations to maintain official records for specified periods (7 years standard, 1 year for bids and voting records) and prohibits associations from requiring members to state a reason for inspecting records.

• Allows unit owners to use portable devices to photograph records without charge and expands electronic meeting notice procedures; permits board service on/after July 1, 2018 to count toward term limits only.

• Revises fines and transfer fees: caps transfer approval fees at $100 per applicant (except husband/wife or parent/dependent child counted as one); permits electric vehicle charging station installation in designated parking areas with separate metering; effective July 1, 2019.
