Allow counties and municipalities to adopt zoning regulations, land development regulations, or other ordinances for vacation rentals so long as such requirements do not prohibit the siting of vacation rentals within the jurisdiction.

Preserve local regulations adopted on or before June 1, 2011, which remain enforceable even if amended.

Require vacation rental license applicants to provide proof of inspection and compliance with county, municipal, building, zoning, and fire safety codes reflecting a change in use from residential to transient public lodging.

Require applicants to provide proof that homeowner's insurance allows transient public lodging use and a signed affidavit from the chief executive confirming that operating a vacation rental at the address is allowed.

Require applicants with commercial mortgages to provide proof the mortgage does not conflict with prohibitions related to commercial activity in residential zones.

Take effect July 1, 2021.
