The Department of Business and Professional Regulation must furnish a uniform notice of commencement form for distribution to owners and authorized agents.

Owners or their authorized agents are required to use the specified uniform notice of commencement form for all notices under Florida Statute section 713.13.

The uniform notice form includes required information sections covering property description, improvement details, owner/lessee information, contractor details, surety bond information, lender information, designated service persons, and notice expiration dates.

The notice includes a warning to owners that payments made after the notice expires are considered improper under Chapter 713 and can result in paying twice for property improvements.

The act takes effect July 1, 2023.
