Manatee County may construct one parking facility within the City of Holmes Beach without obtaining permits, approvals, or consent from the city.

Parking facility height limited to 36 feet measured from road crown at front center of property to highest building point, with exemptions for elevator shafts, flagpoles, and HVAC/solar equipment.

Exempt rooftop features may not exceed one-third of total roof area and must be set back 1 foot from roof edge for every foot they extend above the principal building.

Parking facility must be located in a county-managed public park and may include public sanitary facilities, retail and dining establishments, and recreational or entertainment amenities.

Manatee County must issue permits for construction of the parking facility and related structures; effective upon becoming law.
