Vacation rentals within 150 feet of a water body or swimming pool must install either exit alarms (minimum 85 dB at 10 feet) on all exterior doors and windows, or self-closing, self-latching doors with release mechanisms at least 54 inches above the floor

Licensees who violate these requirements are liable for guests' actual damages, unless the guest or someone with their consent removed or modified the safety features

"Water body" is defined as any water regularly at least 24 inches deep at its deepest point, excluding inaccessible underground water
