Condominium association boards must file a turnover certificate with the Division of Condominiums, Timeshares, and Mobile Homes within 30 days after unit owners (other than the developer) elect a majority of board members

Turnover certificates must include the election date and names/mailing addresses of each elected unit owner board member, and must be maintained as part of the association's official records

Division must create and maintain a publicly accessible, searchable electronic database of all turnover certificates, including condominium name/address, turnover date, and digital copy of certificate

Statute of limitations tolling for association legal actions does not apply to construction defect claims under s. 95.11(3)(b), which must be filed within standard limitation periods regardless of when board control transfers from developer
