Defines "audio conference" as a real-time, audio-based meeting between two or more people in different locations using an audio-enabled device for condominiums (s. 718.103), cooperatives (s. 719.103), and homeowners' associations (s. 720.301)

Authorizes condominium associations to conduct board meetings, committee meetings, unit owner meetings, and budget meetings via audioconferencing in addition to videoconferencing, with requirements to provide both a conference telephone number and physical location in meeting notices

Requires associations to maintain audio conference recordings as official records for at least 1 year after the recording is posted, if there are approved minutes for the meeting

Expands emergency powers for condominium, cooperative, and homeowners' associations to include conducting meetings and elections via audioconferencing during declared emergencies under s. 252.36

Takes effect July 1, 2026
