Requires condominium associations to maintain turnover certificates and annual reports as part of their official records

Mandates the board of administration to file a turnover certificate with the Division of Condominiums, Timeshares, and Mobile Homes within 30 days after unit owners (other than the developer) elect a majority of board members

Turnover certificates must include the date of the election and the names and mailing addresses of each elected unit owner board member

Division must create and maintain a publicly accessible, searchable online database of turnover certificates containing each association's name, address, turnover date, and digital copy of the certificate

Clarifies that the tolling of statutes of limitations for association legal actions does not apply to actions subject to the 4-year limitation period under s. 95.11(3)(b), which covers product liability claims
