Prohibits landlords from imposing any fees or surcharges during the 5-day notice period for paying overdue rent

Makes rental agreement provisions void and unenforceable if they impose fees during the 5-day payment period or require tenants to pay additional fees for a specified duration after missing or being late on rent payments

Updates related court procedures and notice requirements to reflect the change from 3-day to 5-day notice periods

Takes effect July 1, 2026
