Prohibits homeowners' associations and their architectural committees from requiring specific roofing materials for building or rebuilding roofs, as long as the roof appears substantially identical in shape and color to association requirements

Roofing materials must adhere to roof systems recognized by the Florida Building Code that meet ASCE 7-22 standards

Adds roofing material choice to the list of prohibited clauses in HOA documents, preventing associations from precluding property owners from selecting their own roofing materials when criteria are met

Removes "roof" from the list of structural components for which associations may institute legal actions on behalf of members

Takes effect July 1, 2026
