Creates a "notice of vacancy" that property owners (or their agents/attorneys) can file as a sworn affidavit in superior court, declaring they hold the right of possession, the property is currently vacant, and they intend it to remain vacant until a specified date.

Requires sheriffs, marshals, or other court officers to remove any unlawful occupants from a property covered by an active notice of vacancy, using necessary force including forced entry, within 168 hours (7 days) of receiving the complaint and certified notice.

Landlords must pay for any property damage caused by law enforcement during removal and must place the occupants' personal property on a designated location; the landlord has no duty as bailee, and such property is deemed abandoned after execution.

Caps total fees for filing, altering, or removing a notice of vacancy at $10.00.

Exempts all information identifying a property with a filed notice of vacancy from public disclosure under Georgia's open records law, unless a subpoena or court order is issued.
