Amends Chapter 62 of Title 36 of the Official Code of Georgia Annotated to expand the definition of "project" that development authorities may undertake to include affordable housing developments

Allows development authorities to acquire, construct, improve, modify, lease, or finance single-family, two-family, or multifamily residential properties for affordable housing purposes

Limits eligible housing projects to those primarily occupied by households with annual gross income not exceeding 175 percent of the federal poverty level

Requires a firm or corporation to demonstrate reasonable need for workforce housing in the county or municipality before the development authority can undertake such projects

Legislative findings declare a significant shortage of housing affordable to households earning below median income, which inhibits economic development in Georgia
