Requires quitclaim deeds and similar instruments that convey property ownership without title warranty to include a mandatory disclosure statement in boldface capital letters at the top of the first page

The required disclosure must state that the document transfers ownership, the grantor will no longer hold any ownership interest, and the transfer becomes effective after proper execution and recording with the Clerk of Superior Court

Amends Code Section 44-2-14 of Title 44, which governs recording requirements for deeds and other real property transactions
