Local governing bodies in Georgia may establish housing management databases requiring registration of residential rental properties, but only for owners controlling at least 10 contiguous dwelling units within the jurisdiction

Registration information is limited to owner/property manager contact details, property address, tax parcel number, and deed recording information, with updates required within 30 days of any changes; no fees may be charged for registration

Penalties for failure to register or update information are capped at $500 for first violation, $750 for second violation, and $1,000 for third and subsequent violations within a 12-month period

Property owners must disclose whether the property is partially or wholly owned by a foreign adversary as designated by the U.S. Secretary of Commerce, with such information made public

Exemptions apply to active duty military deployed over 30 days, individuals with serious medical conditions, those in hospice/palliative care, estate representatives for up to 18 months after owner's death, and those affected by declared natural disasters; short-term rentals (under 30 days) and multifamily properties over 20 units are excluded entirely
