Property owners' associations must provide lot owners a free annual certificate of good standing within 45 days of each fiscal year end for lots with all assessments paid in full

Associations must issue detailed statements of account within 10 business days of request, containing assessment amounts, payment history, violations, insurance information, and governing documents; statements are valid for 30 days

Associations cannot charge requesters for statements of account; authorized agents may charge the association up to $250 (or $300 for expedited 3-day service), and incorrect amounts disclosed release purchasers from obligation to pay the error

Associations must adopt written alternative dispute resolution policies and offer lot owners free participation in mediation, arbitration, or similar procedures before creating a lien for unpaid assessments

Applies to contracts entered into or renewed on or after July 1, 2025
