Foreclosure notices must inform debtors of their right to claim surplus funds after a foreclosure sale under O.C.G.A. 44-14-190 and include instructions on how to file an initial claim.

Notices must contain bold-font warning that unclaimed surplus funds may be considered abandoned property and escheat to the State if not claimed within five years per O.C.G.A. 44-12-193.

Delivery method updated from "return receipt requested" to "with tracking requested" for registered mail, certified mail, or statutory overnight delivery.

Clarifies that surplus funds from foreclosure sales are distributed after paying the mortgage and other liens by priority as described by law, including statutory liens where applicable.

Amends Article 7 of Chapter 14 of Title 44 of the Official Code of Georgia Annotated relating to foreclosure procedures.
