Bans landlords from setting or adjusting rental prices, lease renewal terms, occupancy levels, or other lease conditions based on recommendations from algorithmic pricing software that collects data from multiple property owners

Defines "coordinating function" as collecting pricing/supply data from two or more unrelated property owners, analyzing it computationally, and recommending rental terms—targeting services like RealPage's algorithmic rent-setting tools

Exempts software used to establish rent limits for affordable housing programs administered by federal, state, or local governments

Effective date of July 1, 2026, applying to all contracts and agreements entered into on or after that date
