HI SB2010

Prohibits condominium association bylaws from requiring owner approval to rent or lease residential units or apartments, when bylaws do not forbid renting.

Requires rental or lease agreements to incorporate association bylaws, adopted rules, and governing documents, with tenants obligated to comply.

Requires residential unit owners to provide written indemnification agreements protecting the association from losses caused by tenants.

Applies to both Chapter 514A (apartment ownership) and Chapter 514B (condominium property) properties in Hawaii.

Takes effect upon approval and does not affect rights or proceedings established before enactment.
