Adds definitions for "condominium hotel" (units in condominiums providing transient lodging for less than 30 days) and "hotel" (structures primarily providing transient lodging with customary hotel services) to Hawaii Revised Statutes section 514B-3.

Requires developers converting hotels to condominium hotels to disclose in the public report the total general excise taxes (chapter 237) and transient accommodations taxes (chapter 237D) levied and remitted for the converted units during the three years prior to conversion.

Requires registered condominium hotel operators to file an annual report with the real estate commission by December 1 each year, including for each unit: monthly vacancy/occupancy status, classification (apartment, hotel/resort, time share, or commercial), and total number of employees.

Adds documentation requirements for condominium conversions of existing structures, including structural condition reports from licensed architects or engineers, expected useful life statements, and county verification of zoning and building code compliance.
